By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Carl A. Vitello, Trustee of the Vitello Children Trust to Mortgage Electronic Registration Systems, Inc., as mortgagee, acting solely as a nominee for American Brokers Conduit, dated January 26, 2007 and recorded in Middlesex County (Southern District) Registry of Deeds in Book 48921, Page 64 (the “Mortgage”) of which mortgage Deutsche Bank National Trust Company, as Indenture Trustee for American Home Mortgage Investment Trust 2007-1 is the present holder by Assignment from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for American Brokers Conduit, its successors and assigns to Deutsche Bank National Trust Company, as Indenture Trustee for American Home Mortgage Investment Trust 2007-1 dated May 1, 2020 and recorded at said Registry of Deeds in Book 74597, Page 146, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 19 Indian Road, Groton, MA 01450 will be sold at a Public Auction at 1:00 PM on September 28, 2021, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:
The land in Groton, Middlesex County, Massachusetts, with the buildings thereon, being known as two certain parcels or lots of land on Indian Road, being known as Lots #1186 and 1187 on Map #1, on Plan of Lost Lake, Shea and Larry, Engineers, duly filed in Middlesex South District Registry of Deeds and being known as File Plan #844, to which reference may be had for a more particular description of said premises.
Also Lots #1184 and #1185 as shown on a plan entitled "Map One, Lost Lake; Town of Groton, Middlesex County, Massachusetts, Shay and Leary, Engineers, 1925", said plan being duly recorded with Middlesex South District Registry of Deeds, as File Plan No. 844.
Also a certain parcel of land situated in the Town of Groton, Middlesex County, Massachusetts consisting of two lots of land located on Indian Road and being shown as Lots #1180 and #1181 on a plan entitled "Map One, Lost Lake, Town of Groton, Middlesex County, Massachusetts, Shay and Leary, Engineers, 1925", said plan being recorded with Middlesex South District Registry of Deeds as File Plan #844 of 1925.

The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
