   In accordance with G.L. c. 40A, § 5, the Townsend Planning Board will hold a public hearing on Monday, April 14, 2025, at 7:10 p.m., in person at 272 Main Street, Townsend, Massachusetts, regarding certain proposed amendments to the Town’s Zoning Bylaw, being Chapter 145 of the Town Code, as follows:

(i) by deleting, from Article IX, entitled “Special Provisions,” the entirety of Section 45, entitled “Floodplain District” and substituting a new Section 45 therefor, relative to the regulation of the Floodplain overlay district to comply with the requirements of the Federal Emergency Management Agency (FEMA) and the National Flood insurance Program (NFIP); 

(ii) by adding to Zoning in Section entitled “Attachments” a map entitled “Townsend, MA Zoning Map” containing the Floodplain overlay district area effective as of 7/8/25. 

(iii) by amending Article IX, entitled “Special Provisions,” Section 54.1, entitled “Age-restricted development,” so as to reduce the acreage requirement for these developments to one (1) acre, so as to render the age restriction obligatory and to authorize the Planning Board to grant certain waivers.

Public notice is hereby given of the application for a Chapter 91 Simplified License by Rob Becker to construct/maintain a Season/non-permanent dock in the waters of Vinton Pond at 50 Sauna Row Road, Townsend Massachusetts.

The Department will consider all written comments on this Waterways application received by within 30 days of the “Notification Date”. Failure of any aggrieved person or group of ten citizens or more to submit written comments to the Waterways Regulation Program will result in the waiver of any right to an adjudicatory hearing in accordance with 310 CMR 9.13(4)(c). The group of citizens must include at least five citizens who are residents of the municipality in which the proposed project is located.

The hearing will be held virtually via Zoom meeting and in person at Town Hall, on a Notice of Intent (NOI) filed with the Conservation Commission by Brad Hawn. The property is located at 1 Brown Road (Assessor’s Map 36, Parcel 31, Lot  1).
